🏠Services for Landlords 🏠

Finding the right tenant for a property is fundamental. We start by establishing criteria for the sort of person you wish to occupy your property. We then match this to prospective tenants who must provide references. When dealing with private tenants we use a tenancy referencing application company, who is carrying out credit checks and can take up full references. Once they meet and pass their criteria, we can then proceed with a tenancy agreement.

1-> Finding tenant only fee (for any private landlord that is not using a property management service) = ONE MONTH RENT (according to the written agreement signed with the landlord)

This service include:

- Advertising and promoting the property until a Tenant is found 

- Carry out Tenant right to rent checks 

- Accompany prospective Tenants on viewings of the property 

- Negotiate offers including the terms of the let 

- Where possible we will obtain references for the proposed Tenants from employers and previous Landlords as well as credit check through an independent company 

- Handling initial money including first month's rent 

- Collection of Deposit and protection with TDS 

- Prepare a Tenancy Agreement and supporting documents 

- Provide the Tenant with the Landlord's designated bank account details for future rental payments 

- Organise a check in property inspection

- Contact Landlord and Tenant prior to the end of the tenancy to discuss renewal or termination

2 -> Full Property Management (a minimum 24 months agreement signed with a landlord) =10% FEE*(for the landlords with more than one property, please contact us to negotiate the fee)

This service include:


- Advertising and promoting the property until a Tenant is found 
- Carry out Tenant right to rent checks 
- Accompany prospective Tenants on viewings of the property
- Negotiate offers including the terms of the let 
- Where possible we will obtain references for the proposed Tenants from employers and previous Landlords as well as credit check through an independent company

- Collect and remit monthly rent

- Pursue non-payment of rent and provide advice on rent arrears actions

- Prepare a Tenancy Agreement and supporting documents 

- Organise a check in property inspection 

- Undertake two inspection visits per annum and notify landlord

- Advise all relevant utility providers of changes

- Hold keys throughout the tenancy term

- Arrange routine repairs and instruct approved contractors as per landlord's confirmation

- Follow up due term of gas safety certificate, EPC and EICR-INLCUDED

3 -> HMO'S Management=15% FEE

This service include:


- Advertising and promoting the property until a Tenant is found

- Carry out Tenant right to rent checks

- Accompany prospective Tenants on viewings of the property

- Negotiate offers including the terms of the let

- Where possible we will obtain references for the proposed Tenants from employers and previous Landlords as well as credit check through an independent company

- Collect and remit monthly rent

- Pursue non-payment of rent and provide advice on rent arrears actions

- Prepare a Tenancy Agreement and supporting documents

- Organise a check in property inspection

- Undertake two inspection visits per annum and notify landlord

- Hold keys throughout the tenancy term

- Arrange routine repairs and instruct approved contractors as per landlord's confirmation-

- Follow up due term of gas safety certificate, EPC and EICR

4 -> SALE=£599 FEE (payable at the completion of the sale as specified on the written agreement signed with the seller)

This service includes:

- Valuation of the property

- Advertising and promoting the property until a Buyer is found 

- Accompany prospective Buyers on viewings of the property

- Negotiate offers including the terms of the sale 


5 -> OPTIONAL COSTS:

- EICR (conducted by an authorised electrician)-per request;

- EPC (conducted by EPC assessor)-per request;

- gas safety certificate (conducted by an authorised gas engineer)-per request;

-smoke alarm/carbon monoxide alarm (supply and fitted)-£35 per piece;

- any repair/maintenance needed will be subject to negotiation based on a quotation-per request

🔑Fees for Tenants🔑

Albert's Estate prides itself in it's efficiency and 9-5 support provided by our staff in case of any issues arising. Here we aim to provide the best stay and customer support for our tenants and we encourage our clients to ask questions and reach for us to talk in case they find any issues and we will try our best to provide whatever is needed to resolve what happened.

After a tenant signs a written agreement of tenancy, the following fees are applied:

Fees

-> Amendment fee - £200

(Contract negotiation, amending terms and updating your tenancy agreement during yout tenancy)

->Early termination of tenancy requested by the tenant - £200

(Subject to finding a new tenant to take over the contract)

->Loss of keys or security devices, if we are required to attend or obtain replacements - £95 or part thereof

-> Required copies of documents from archive, based on written request with ID proof - £75

-> Call out fee for non-emergency call outs - £60 per hour

-> After confirming the acceptance of a visit of an agent or any contractor but not attended by the tenant - £60 per visit

-> Smoke alarm/Carbon Monoxide alarm (supply and fitting) - £60

-> Administration fee (transfer utilities under tenant's fee) - £75

-> After a 3 day limit of rent not being paid in time, a late payment charge of £50 will be executed. If the rent isn't paid after a period of 7 days, the file will be forwarded to the Debt Collection Team.
